This is the last Will and Testament of me Rebecca Wyatt of Winslow in the County of Bucks Widow I give and bequeath my wearing apparel to my Nieces Ann Badeley Dudley Spinster and Caroline Clark Widow equally to be divided between them And I give and bequeath to Rebecca Hatten Anne Hatten Harriet Hatten and Eliza Hatten the four daughters of my late Niece Rebecca the Wife of Henry Hatten my watch trinkets and ornaments now put together for them in a small box equally to be divided between them share and share alike and I give and bequeath to the female child of my late Brother William's son Joseph the legacy or sum of nineteen guineas And I give and bequeath to Penelope Dudley Widow of my late Brother Joseph the interest of one hundred pounds now at interest on security of premises in Aylesbury to be paid to her half yearly during her life and from and after her decease I give and bequeath one moiety of the said sum of one hundred pounds to the said four daughters of the said Henry Hatten and the survivors or survivor of them her executors or administrators and the remaining moiety thereof to my Nephew Joseph Dudley son of my said Brother Joseph deceased his executors or administrators and subject to and charged with the payment of my
[p.2] just debts and the said legacies I give devise and bequeath all my freehold and copyhold estates and all other my real estate and also all my Personal Estate whatsoever and wheresoever with their and every of their appurtenances unto the said Joseph Dudley son of my late Brother Joseph and the said Henry Hatten To hold the same and every part thereof with the appurtenances unto and to the use of the said Joseph Dudley and Henry Hatten their heirs executors administrators and assigns respectively according to the nature tenure and quality thereof respectively Upon trust that they the said Joseph Dudley and Henry Hatten or the survivor of them his heirs executors or administrators shall as soon as conveniently may be sell and dispose of the same estates altogether or in parcels either by public auction or private contract to such person or persons as may be willing to become the purchaser or purchasers thereof and convey the same accordingly and receive and stand possessed of the monies to arise from sale thereof Upon trust for my Nephews Thomas Dudley Joseph Dudley Edward Dudley my Niece Anne Badeley Dudley children of my said late Brother Joseph my Niece the said Caroline Clark daughter of my late Brother Benjamin and the said Rebecca Hatten Anne Hatten Harriet Hatten and Eliza Hatten the four children of my said late Niece Rebecca Hatten deceased in nine equal shares and proportions as tenants in common And I give and bequeath such ninth parts or shares of the said trust monies to each of them the said Thomas Dudley Joseph Dudley Edward Dudley Anne Badeley Dudley Caroline Clark Rebecca Hatten Anne Hatten Harriet Hatten and Eliza Hatten and their respective executors and administrators accordingly and it is my will that if any or either of the said Legatees shall die in my lifetime the share of him or her so dying shall be paid to or held in trust for his or her issue if any and if no issue shall be paid to his or her next of kin and I further will that until such sale the rents and profits of the said real estate and personal estate shall be divided amongst the said several last named legatees in the same proportions And I direct that the receipt or receipts of my said trustees or the survivor of them or the heirs executors or administrators of such survivor shall be good discharges to the purchaser or purchasers of my said estates for the money in such receipt or receipts expressed to be received and that such purchaser or purchasers shall not be obliged to see to the application thereof or be answerable for the misapplication or nonapplication thereof and that it shall be lawful for my said trustees to retain and reimburse themselves respectively all costs charges damages and expences which they or either or any of them shall or may sustain expend or disburse in or about the execution of the aforesaid trusts And I appoint the said Joseph Dudley and Henry Hatten Executors of this my Will hereby revoking all other Wills by me at any time heretofore made In testimony whereof I the said Rebecca Wyatt the Testatrix have to this my last Will and Testament set my hand and seal this twenty second day of March in the year of our Lord one thousand eight hundred and forty two

Mary Ann Burnham Henry Wigley
This is a Codicil to the last Will and Testament of me Rebecca Wyatt of Winslow in the County of Bucks Widow dated the twenty second day of March last Whereas by my said Will I have given and bequeathed the Residue of monies to arise from my real and personal estate to nine several legatees therein named in equal ninth parts Now I do hereby alter the said bequest as follows I direct the Trustees and Executors of my said Will to divide the said monies into ten equal parts or shares and I give and bequeath one of such tenth parts to my Nephew William Dudley son of my late Brother William his executors and administrators and I give and bequeath the remaining nine tenth parts to the said nine Residuary Legatees named in my said
[p.3] Will in equal shares as tenants in common in the same manner respectively as directed in and by my said Will with respect to the nine ninth parts bequeathed therein to them respectively and I confirm my said Will in all other respects. In witness whereof I have to this Codicil set my hand and seal this third day of November one thousand eight hundred and forty two.

Caroline West H. Hatten
I Rebecca Wyatt of Winslow in the County of Bucks Widow make this further Codicil to my last Will and Testament hereto annexed dated the 22d day of March 1842 and the Codicil to the same dated 3d November 1842 as follows I revoke the bequest \to my niece Ann Badeley Dudley/ of a tenth part of the Residue of the trust monies mentioned in my said Will and Codicil and in lieu thereof I hereby charge the said trust monies (to be received by my Executors) with the payment of an annuity for the life of the said Ann Badeley Dudley of twenty pounds a year to be paid to her in four equal quarterly payments every year during her life and I bequeath such annuity to her for her sole and separate use and so as not to be subject to the debts controul or engagements of any husband with whom she may intermarry and I direct that her receipts for the said quarterly payments whether she be covert or sole shall be good discharges to my Executors for the same and subject to the said annuity which I direct my Executors to purchase out of the said trust monies or otherwise secure to the satisfaction of themselves and the said Ann Badely [sic] Dudley before any division is made of the said trust monies otherwise than for securing the same annuity I hereby give and bequeath the residue of the said trust monies equally amongst the nine residuary legatees exclusive of the said Ann Badely Dudley named in my said Will and Codicil and in manner therein mentioned except as altered by this Codicil In witness whereof I have hereunto set my hand and seal this second day of December one thousand eight hundred and forty six

Proved at London with two Codicils the 20th August 1847 before the Worshipful William Robinson Doctor of Laws and Surrogate by the oaths of Joseph Dudley the Nephew and Henry Hatten the Executors to whom Adm(inistrati)on was granted having been first sworn duly to administer.
Notes
Rebecca was the widow of Lancelot Wyatt, attorney (1753-1832). She married him at St Laurence Jewry, London, on 28 April 1803. It was the second marriage for both. Her first marriage (as Miss Rebecca Dudley of Winslow) was to Nathaniel Howe, druggist of Smithfield, at St Clement's Danes on 1 Nov 1789.
Rebecca was the daughter of Joseph Dudley, draper (d.1799), and sister of Joseph Dudley, draper (d.1813). Joseph jr was the father of her legatees Thomas, Joseph, Edward and Ann Badeley Dudley, and probably grandfather of the four Hatten sisters. Rebecca's brother Benjamin was the father of Caroline Clarke, and her brother William was the father of William Dudley.
Rebecca and Lancelot lived in Horn Street, at a house which was later subsumed into The Cottage (no.5), but it was mortgaged by Lancelot, and Rebecca had moved to the Market Square by 1841. She died on 20 Feb 1847 aged 81.
